The demand for luxury homes is on the rise, with new developments seeing substantial transactions. The latest notable sale comes from the villa project at 15 Shouson Hill, developed by Emperor International (0163), CC Land (1224), and CSI Properties (0497). A villa was recently sold by tender for HK$717 million, translating to a record-breaking HK$74,000 per square foot, making it the most expensive new luxury home sale on Hong Kong Island this year.

According to the transaction records, the sold property is House 3 at 15 Shouson Hill, featuring a saleable area of 9,694 square feet. The villa includes five bedrooms, a ground floor with a 3,085 square foot garden and private pool, and a 2,559 square foot rooftop. The house is also equipped with an elevator. The unit was sold yesterday for HK$717 million, equating to HK$74,000 per square foot, with the buyer opting for a 35-day cash payment plan. This sale sets a new high for primary luxury home prices on Hong Kong Island this year.

The project offers a total of 15 low-density luxury detached villas, with saleable areas ranging from 3,727 to 12,073 square feet. The layouts vary, featuring between four bedrooms with en-suite bathrooms to six bedrooms with en-suite bathrooms.
