高級傢俬店撤出豪宅區｜健身中心24/7進駐跑馬地4000呎巨舖月租9.5萬大劈一半

本港零售氣氛低迷，豪宅區地舖亦見大幅減租。跑馬地黃泥涌道43號雅詩大廈一個約4,000平方呎巨舖，最近由24小時健身中心「24/7 FITNESS」承租，月租9.5萬元，平均呎租約24元，較舊租金大幅下調五成。

據了解，該舖位早前由傢俬店及設計公司承租，月租為18萬元，惟租客已於一年多前退租。業主其後曾以每月18萬元放租，惟市況持續疲弱，最終需減至9.5萬元，租予健身中心，租期為4年，至2029年4月。新租金較之前減幅接近50%。

業界人士指出，黃泥涌道一帶聚集不少傢俬店及設計公司，但近年受疫情及樓市下行影響，生意大受打擊，加上屬豪宅地段，人口密度較低，零售租務需求有限。跑馬地過往高級傢俬店雲集，氣派十足，惟現時區內尚有數個吉舖待租。
