波叔家族觀塘銀主舖2折沽！作價2,500萬七年暴跌1.08億！

原由已故「舖王」鄧成波家族持有的觀塘利寶時中心地舖，早前淪為銀主盤，新近以約2,500萬元沽出，較約7年前買入價暴跌8成，賬面勁蝕1.08億元。

上述舖位為觀塘開源道50號利寶時中心地下1及2號舖，面積約2,076平方呎，銀主早前叫價2,800萬元，議價後以約2,500萬元沽出，呎價約1.2萬元。

據了解，鄧成波家族早於高峰期以約1.33億元購入，3年前曾叫價1.02億元放售，惟最終淪為銀主盤，以最成交價計算，舖位7年時間賬面貶值約1.08億元或8成。

據了解，該舖位現由內衣店及食肆承租，租金合共約17.2萬元，若以新造價計，新買家可享約8厘租金回報。
