沙田第一城長情業主接連離場！持貨逾40年分別獲利5球及6球

樓市回暖，有業主趁機止賺離場。沙田第一城近期接連錄得2宗持貨40年以上的長情業主沽貨個案，涉及2伙3房單位，兩業主分別大幅獲利約545萬及650萬元。

其中一宗為沙田第一城16座中層E室成交，單位實用面積約451方呎，三房間隔，議價後或用家以580萬元承接，呎價約12,860元。

據悉原業主早於1983年以35萬元購入單位，持貨約42年，現轉售帳面獲利約545萬元，單位期內升值近15.6倍。

另一宗為第一城28座中層B室成交，實用面積688呎，原則3房戶，現以698萬沽出，實用呎價10,145元。

至於原業主於1985年以47.5萬入市，持貨40年，賬面獲利650.5萬或13.7倍離場。
