沙田富豪花園E座中層3房戶議價後以$616.8萬成交

中原地產 - 侯惠良經理表示，由於近期按息率大幅回落，這增加了買家的入市信心。沙田富豪花園本月暫錄約1宗成交，最新成交為E座(雅仕閣)中層B室。該單位建築面積920平方呎，實用面積670平方呎，配置為3房連套房間隔。原叫價約$728萬，其後調整至$698萬，最終經過議價後以$616.8萬成交，實用面積平均呎價為$9206。

據了解，新買家計劃換樓，並認為該單位的價格合理且間隔適宜，因此決定購買該單位自用。原業主於2013年以約$568萬購入此單位，持有約12年。此次轉手帳面獲利約$48.8萬，期間升值約8.6%。
