屯門聚康山莊1座中層2房房戶月租$1.28萬「即睇即租」

祥益地產 - 林家倫經理表示，日前錄得一宗內地優才承租屯門聚康山莊的個案，該單位的租金回報率高達3.4厘。

林家倫稱，上述成交單位為1座中層D室，實用面積428呎，兩房兩廳。租客為內地優才，指明需物色設有全套傢電及內籠企理的租盤，上址正好符合要求。據悉，業主原本不打算租予短租客，但見租客背景良好，加上能銜接來年暑假的租務旺期，而且租客願意一次過付清全期租金，最終單位以月租$1.28萬「即睇即租」，平均呎租$29.9。

林家倫續稱，若以同類型單位現時銀行估值約$453萬計算，該單位的租金回報率達3.4厘。
