屯門新圍苑A座低層2房戶區內客Full pay $267萬購入作投資用途

祥益地產 - 黃文樂經理表示，屯門居屋新圍苑四周環境恬靜，周邊社區配套齊全，加上良景廣場及街市近在咫尺，能滿足住戶日常生活所需。日前分行錄得一宗新圍苑買賣成交個案，原業主2013年以約$223萬(自由市場價)購入，轉手獲利約$44萬。

黃氏稱，上述成交單位為A座低層10室，實用面積401呎，兩房一廳。新買家為區內客，考慮到屋苑周邊配套完善，而且單位樓價屬400萬以下，只需繳付$100印花稅，入市門檻較低，加上睇好香港租賃市場前景，遂決定Full pay $267萬(自由市場價)購入上址作投資用途，以實用面積計算呎價為$6658。

黃氏續稱，該單位現時市值租金大約為$9000，租金回報率高達4厘。
