屯門御海灣獲區內客預繳一年租金以月租$1.6萬承租

祥益地產-黃慶德董事表示，新近促成屯門御海灣1座中層J室租賃成交，實用面積433平方呎，2房。該租客為區內客，鍾情上址廳房景觀可望開揚海景，而且單位附雅裝連傢電，可即租即住，另外，業主見租客願意預繳一年租金，因此減租$800元，租客遂便決定以月租$1.6萬合共涉資19.2萬承租單位，實用面積平均呎租為$37。

黃氏續稱，如以業主於2021年以約$814萬的購入價計算，該單位的租金回報率為2.4厘。
