屯門御海灣減租$500至$1.55萬租出

祥益地產-黃慶德董事表示,成交單位屯門御海灣1座高層C室租賃成交,實用面積367平方呎,1房加一工作室。該租客為同屋苑客,表示舊居所空間不足,但鍾情上述屋苑環境配套,決定於同屋苑尋覓較大單位搬遷,議價後,業主減租$500,以及單位廳房景觀享有開揚海景,遂便決定以月租$1.55萬承租單位,實用面積平均呎租為$42.2。

黃氏續稱,如以業主於2022年以約$803萬的購入價計算,該單位的租金回報率為2.3厘。
