屯門居屋兆邦苑高層2房戶月租$1.1萬

祥益地產高級分行經理黃文樂表示，日前屯門居屋兆邦苑錄得一宗區內客之租賃成交個案，該單位的租金回報率高達3.5厘。

黃氏稱，上述所錄成交單位為高層18室，實用面積443呎，兩房兩廳，日前獲區內短租客垂青。由於租客的原居所即將進行裝修工程，故需覓4個月的短租盤作暫住之用。該租客鍾情單位鄰近原居所，而且可供短租的盤源更是「一盤難求」，遂便「拍板」以月租$1.1萬承租單位，並一次過繳付期內租金，平均呎租為$24.8。

黃氏續稱，如以現時同類型單位的市值估價約$380萬(自由市場價)作計算，該單位的租金回報率高達3.5厘。
