祥益地產-黃文樂經理表示,成交單位為屯門居屋兆畦苑A座低層14室,實用面積443平方呎,2房。租客為區內客,表示家人居於同屋苑,屬樓上樓下,可以幫忙照顧小朋友,而且熟悉該區環境,有感周邊配套完善,加上單位內籠四正,遂便決定零議價以$1萬「即睇即租」上址,實用面積平均呎租為$22.6。

黃氏續稱,如以同類型單位銀行估值約$329萬(自由市場價)作計算,該單位的租金回報率高達3.6厘。
