祥益地產 - 黃慶德董事表示，日前屯門居屋兆禧苑錄得一宗區內客的買賣成交個案，原業主於2024年9月以$318萬買入單位，同年12月收樓隨後成功租出單位，後來見市況持續回暖，決定放售單位，持貨1年多轉手帳面獲利約$50萬。

黃慶德稱，上述所錄成交單位為D座高層10室，實用面積415呎，屬兩房一廳間隔，日前原業主放盤不足10日便獲區內客垂青。據悉，買家有明確目標，由於家人居於屯門碼頭，故指定物色鄰近屋苑以方便日後互相照應，主要心儀單位屬碼頭區銀碼較細的上車盤，容易負擔，遂便決定以$368萬（自由市場價）購入上址作自住之用，以實用面積計算平均呎價為$8,867。
