宏安大角咀Larchwood萬呎巨舖8750萬沽較市傳洽購價低42%

宏安地產（1243）近期以8,750萬元，售出旗下大角咀單幢新盤Larchwood的地舖及1樓「樓上舖」，成交價較今年2月市傳洽購價1.52億元大幅下調6,540萬元，跌幅達42%。

據悉，是次成交涉及Larchwood地下1至9號舖及1樓10號及11號舖，合共物業總面積約13,018平方呎，並連同3個外牆廣告位一併轉讓，呎價約6,721元。新買家為「HONG DAO INVESTMENT LIMITED」，董事姓張。

值得一提，該批物業早於今年2月曾獲買家洽購，當時市傳作價約1.52億元，惟最終成交價僅8,750萬元，較市傳洽購價低6,540萬元或42%。

Larchwood位於大角咀洋松街62號，屬宏安地產旗下重建項目，原址為一座9層高唐樓，於2020年12月以3.268億透過強拍統一業權。項目於2022年8月推出首張價單，並於2024年6月落成。全盤提供187伙，實用面積介乎181至413平方呎，涵蓋開放式、一房及兩房戶型。其中開放式單位佔114伙，佔全盤約六成，實用面積由202至210平方呎；一房戶則提供56伙，實用面積介乎250至267平方呎，並設有17伙特色戶。項目基座設有兩層商舖及一層會所。
