大鴻輝1.85億沽中半山服務式住宅全幢涉24伙每間房值770萬

學生宿舍需求殷切，再有市區全幢住宅物業錄得成交。大鴻輝旗下中半山全幢服務式住宅，獲買家以1.85億元購入，涉24伙，即平均每間房間售價約770萬元。

上述物業位於堅尼地道9K號，目前為香港莎瑪半山服務式公寓，全盤設有約24伙，包括1房及1房連天台單位，實用面積均為645平方呎，根據網上資料，1房月租約33,000元起，若以平均每間房770萬元計，租金回報率約5.1厘起。

翻查資料，上述物業由大鴻輝集團於2007年底以1.18億元購入，購入後作重建，曾向城規會申請作酒店發展，終決定作服務式住宅，計及重建成本後，料出售仍有獲利空間。
