啟德天璽．天四房14個月炒貴2球！入伙至今錄67宗二手成交逾九成獲利

樓市止跌回升，去年入伙的啟德天璽·天再錄短炒獲利個案，屋苑一伙4房戶新近以3,338萬元易手，原業主持貨14個月，賬賺224萬元。

上述成交為天璽·天第1期6座高層A室，實用面積909方呎，最新成交價3,338萬元，實用呎價36,722元。

據悉，原業主於2024年11月斥3,113.8萬元一手購入單位，持貨約14個月賬面獲利224.2萬元，單位約14個月炒貴7.2%。若扣除買入時的稅務，以及賣出的佣金支出等使費共約165萬元，料上手業主實賺約58.5萬元。

天璽·天於去年7月入伙，頻頻出現一手業主轉售獲利，根據28Hse網站資料，屋苑入伙至今共錄得67宗二手成交，逾九成獲利，其中賺幅最高為6座高層H室2房戶，實用面積692呎，上月以2,180萬元沽出，原業主持貨約13個月，賬賺約662萬元或43.6%。
