去年斥1709萬掃貨｜郭少芸沙田第一城4單位全部租出租金回報高達4.4厘

已北上內地定居，並靠直播「帶貨」掘金的前TVB藝人郭少芸，最近積極涉足本港的物業投資，去年底斥資1,709萬元購入沙田第一城的4個住宅單位，成為圈中「富婆」。市場消息指，這4個單位已全數租出，租金回報率介乎3.9厘到4.4厘之間，跑贏銀行定期存款利率。

沙田第一城入為新界東的的藍籌屋苑，憑藉其交通便利及生活配套完善的優點，一向吸引不少投資者的關注，其租賃市場一直表現穩定，本月該屋苑已錄得20宗租賃交易，需求強勁。其中郭少芸持有的45座中層F室單位，實用面積284平方呎，原本於今年2月以每月1.45萬元放租，後調整租金增至1.5萬元成功租出，呎租約為53元，租金回報率高達4.4厘。

去年10月，郭少芸及相關人士以總價1,709萬元購入沙田第一城4個單位，單位成交價介乎408萬元至438萬元之間。目前這4個單位的月租介乎1.42萬元至1.5萬元，租金回報率3.9厘至4.4厘。
