The fifth phase of Wong Chuk Hang’s Southside project, Deep Water Pavilia, jointly developed by New World Development (0017), Emperor Group, CSI Properties (0497), Lai Sun Development (0488), and MTR Corporation (0066), officially announced its first price list on June 5. The first batch includes 101 units with a discounted average price of HK$20,932 per square foot. Unit types range from two-bedroom to four-bedroom flats, with prices starting from HK$8.503 million and discounted unit prices beginning at HK$18,688 per square foot.
When compared to other phases of the Southside development, Deep Water Pavilia's pricing is highly competitive. For instance, Blue Coast II, launched by CK Asset Holdings (1113), had a discounted average price of HK$21,526 per square foot for its first batch of 128 units. Similarly, Phase 2, La Marina, which was jointly developed by Kerry Properties (0683) and Sino Land (0083) and launched in August 2021 during the market peak, had a discounted average price of HK$30,880 per square foot. This means that Deep Water Pavilia's current pricing is over 30% lower than the market peak seen four years ago.
Deep Water Pavilia’s first batch offers a total of 101 units, including 95 two-bedroom units, 2 three-bedroom units, and 4 four-bedroom units. The usable floor areas of these units range from 455 to 1,261 square feet. The list prices for the units start at HK$10.629 million and go up to HK$46.559 million, with discounted prices ranging from HK$8.503 million to HK$37.247 million. The discounted unit prices range from HK$18,688 to HK$29,238 per square foot. Among these, 78 units are priced below HK$10 million, and 68 units have discounted prices of under HK$20,000 per square foot.
The cheapest unit is located on the 6th floor, Unit E of Block 1B, with a usable area of 455 square feet. After a 20% discount, the price is HK$8.503 million, translating to HK$18,688 per square foot. For premium options, a three-bedroom unit on the 18th floor of Block 1A (Unit P3), with a usable area of 952 square feet, is priced at HK$26.823 million after the discount, or HK$28,175 per square foot. A four-bedroom unit on the 16th floor of Block 1A (Unit P1), with a usable area of 1,261 square feet, is priced at HK$35.938 million after the discount, or HK$28,500 per square foot.
Deep Water Pavilia is part of the Wong Chuk Hang Southside project, which spans a total floor area of approximately 636,000 square feet and will include up to 1,050 residential units. The consortium developing the project won the land tender in 2021, paying a land premium of over HK$6.4 billion, with a per-square-foot premium of HK$10,119.
The project consists of 447 units across two blocks, 1A and 1B, offering two-bedroom to five-bedroom layouts, as well as nine duplex specialty units. Usable areas range from 408 to 3,120 square feet, with 266 two-bedroom units, 112 three-bedroom units, 67 four-bedroom units, and 2 five-bedroom units.
