The application requests relaxed restrictions on building height and spacing, increased green space, and more pedestrian and vehicular access routes. The site, covering approximately 124,000 square feet, was formerly the Water Supplies Department building and Food and Environmental Hygiene Department offices. The proposed commercial building will include a six-story basement. Reaching a height of 320 meters above the main horizontal level, it will be the second tallest commercial building in Kowloon. The project has a total gross floor area of approximately 1.524 million square feet, with approximately 1.2 million square feet of office space and 200,000 square feet of shopping mall space. Five community facilities will occupy approximately 50,000 square feet, and there will be over 100,000 square feet of public recreational space.
