YWCA擬出售西半山全幢物業估值4億鄰近港大可改建為學生宿舍

今日有報導指，香港基督教女青年會（YWCA）計畫出售位於西半山般咸道的全幢物業般咸軒，有指YWCA已委託測量師行透過暗盤方式放售，涉及總共96間房，市值約為4億元。

般咸軒位於西半山般咸道38C號，地盤面積大約4,222平方呎，物業由香港基督教女青年會自行興建並持有，自1998年落成以來，一直作為住宅租賃用途，單位租金每月1.5萬元起。大廈1至3樓設有活動室、洗衣房等公共設施，樓上各層每層設有6間客房，頂層則為複式單位。

近期來港升學的學生人數大增，學生宿位需求持續上升，市場人士估計該物業的呎價約為1.1萬元，平均每間房的價值約為417萬元。考慮到其位於半山腰的地理位置，步行至港鐵西營盤站只需數分鐘，並且靠近香港大學，此物業具有改建為學生宿舍的潛力，尤其適合財團投資後長線收租。
