世紀21奇豐物業迎海分行區域經理趙詠欣表示，新近錄得馬鞍山銀湖‧天峰1座中層D室，實用面積1,001平方呎，4房連工人房及儲物室間隔，座向西北望海景，單位放盤9個月，叫價$1,400萬，減$110萬，減幅7.9%，成功以$1,290萬成交，實用面積平均呎價$12,887。

據了解，原業主於2009年6月購入上址，當時作價$694萬，持貨15年至今轉售，賬面獲利$596萬離場，單位期內升值86%。
