世紀21奇豐-蔡蓓經理表示，該行新近促成馬鞍山海典灣成交，單位為5座中層F室，實用面積470平方呎，2房間隔，座向西南望開揚景及池景，單位放盤3日，開價$610萬，減$40萬，減幅6.6%，獲買家以$570萬承接，實用面積平均呎價$12,128。

據了解，原業主於2008年9月購入上址，當時作價$263.8萬，持貨17年至今轉售，賬面獲利$306.2萬，單位期內升值約1.2倍。
