貿發局副總裁斥726萬入手新蒲崗工廈租金回報為4厘

由莎莎太子爺郭浩泉等人共同成立的房地產基金麒豐資本旗下新蒲崗活化工廈項目東傲，近日錄得高層單位成交。一個實用面積約1,772平方呎的單位以726.52萬元連租約售出，新買家為香港貿發局副總裁劉會平，據悉他有意將該單位作長線投資，估計租金回報率約4厘。

中原劉重興透露，是次成交涉及東傲26樓12室單位，實用面積約1,772平方呎，以連租約形式出售，成交價為726.52萬元，折合呎價約4,100元。新買家劉會平為香港貿發局副總裁，此次購入單位主要作長線投資用途。

樓市高峰期呎價曾達10,930元現成交價大跌62%

翻查資料，東傲26樓全層曾於樓市高峰期吸引買家以約1.3億元購入，當時折合呎價高達10,930元。然而，該交易最終因撻訂告終。若與目前成交價相比，單位呎價已大跌62%，反映活化工廈市場價格大幅回調。
