親友單位內輕生居屋淪凶宅大裝修後公屋價推拍賣市場

一個發生過輕生事故的2房居屋單位，最近以250萬元低價推出拍賣市場，呎價低見「4字頭」，相當於公屋價。業主於2013年以329萬元購入此單位，持貨12年，是次開拍價格相比購入價低79萬元，即帳面蝕讓約24%。

忠誠拍賣行表示，上述物業為觀塘順緻苑順輝閣C座低層戶，實用面積560平方呎，2房間隔，單位開價250萬元拍賣，折合呎價僅4,464元，相等於公屋水平。代理透露，業主的一名親友於2023年在單位的房間内自縊身亡，事後業主花費20萬至30萬元將單位重新裝修，現時該單位的市值估計約為412萬元，是次拍賣的開拍價格比市值低出162萬元或40%。

至於該單位的租金市值則介乎於12,000至14,000元之間，以250萬元的開拍價計算，租金回報率可達5.7%至6.7%。
