荃灣愉景新城9座中層2房套$765萬成交 原業主獲利$162.3萬

美聯物業 - 鍾家豪經理表示,隨著近日利率不斷回落,「供平過租」的趨勢持續,激活了荃灣區的房地產成交。其中愉景新城本月暫錄6宗成交,全數屬於三房成交,較五月同期的3宗成交上升了一倍。該行最近錄得一宗2房套的買賣成交,新買家以$765萬購入,原業主獲利$162.3萬離場。

上述售出單位為愉景新城9座中層F室,實用面積約650平方呎,屬2房套間隔。鍾家豪說明,原業主一手買入至今,因臨近退休,決定賣樓返回加拿大,最初以$800萬放售,一星期後獲3組客人洽詢。新買家是荃灣區的換樓客,看樓約兩星期,被愉景新城的性價比、大型商場、會所配套及全程有冷氣天橋接駁荃灣站所吸引,最終與業主進行議價後決定以$765萬成交,實用呎價約$11,769。

資料顯示,原業主於1998年以約$602.7萬購入該單位,此次轉手帳面賺約$162.3萬。
