荃灣愉景新城9座中層2房套$765萬成交原業主獲利$162.3萬

美聯物業 - 鍾家豪經理表示，隨著近日利率不斷回落，「供平過租」的趨勢持續，激活了荃灣區的房地產成交。其中愉景新城本月暫錄6宗成交，全數屬於三房成交，較五月同期的3宗成交上升了一倍。該行最近錄得一宗2房套的買賣成交，新買家以$765萬購入，原業主獲利$162.3萬離場。

上述售出單位為愉景新城9座中層F室，實用面積約650平方呎，屬2房套間隔。鍾家豪說明，原業主一手買入至今，因臨近退休，決定賣樓返回加拿大，最初以$800萬放售，一星期後獲3組客人洽詢。新買家是荃灣區的換樓客，看樓約兩星期，被愉景新城的性價比、大型商場、會所配套及全程有冷氣天橋接駁荃灣站所吸引，最終與業主進行議價後決定以$765萬成交，實用呎價約$11,769。

資料顯示，原業主於1998年以約$602.7萬購入該單位，此次轉手帳面賺約$162.3萬。
