綠楊新邨3房630萬零講價成交勁賺近6球狂升16倍

荃灣綠楊新邨近日錄得兩宗注目的成交，中原地產分行經理麥耀倫表示，近日二手成交量多，較多業主企硬，議價空間稍為收窄，但買家入市的意欲仍然強烈。

其中一宗成交為E座低層4室，實用面積為582平方呎，3房間隔，叫價630萬元，最終零議價成交，呎價達10,825元。該單位向東南，內櫳保持新淨，加上價錢合理，吸引一名上車客即時決定購入。

值得一提的是，原業主於1984年以38萬元一手購入此單位，持貨41年後易手，帳面獲利達592萬元，單位升值約16倍。

另一宗成交則為P座高層7室，單位實用面積為445平方呎，2房間隔。原先叫價600萬元，最終在減價50萬元後，以550萬元成功轉手，呎價12,360元。原業主於2005年以187萬元購入此單位，持貨20年後，帳面獲利363萬元，期間的升值1.9倍。
