中原地產粉嶺碧湖花園分行經理表示，粉嶺及上水區本月暫錄約40宗成交，按月跌約15%，粉嶺蔚翠花園佔1宗。屋苑最新錄得5座中層F室，單位建築面積642平方呎，實用面積550平方呎，2房間隔，開價約$450萬，日前議價後以$400萬易手，實用面積平均呎價$7273。

新買家為上車客，見單位間隔合用，價錢合理，即決定入市單位作自住之用。據了解，原業主於2008年以約$169萬購入上址，持貨約16年，是次轉手賬面獲利約$231萬離場，單位期內升值137%。
