粉嶺景盛苑A座低層3房戶居二市場價$410萬成交

中原地產 - 麥偉成經理表示，近期由於市場焦點主要集中在一手市場，粉嶺上水區的二手市場相對較冷清。本月，該區僅錄得約12宗成交，其中粉嶺的居屋景盛苑錄得本月首宗成交。交易的單位是A座低層03室，建築面積為829平方呎，實用面積則為606平方呎，設有3房間隔。

該單位最初開價約$415萬，經過議價後，以居二市場價$410萬成交，實用面積的平均呎價達到$6766。麥偉成指出，新買家是用家而非投資者，他們看中了單位的合理價格和實用間隔，遂決定購入此單位用作自住。

據了解，原業主於1995年以約$84.3萬購入該單位，持有約30年後現以$410萬售出，從中獲得約$325.7萬的賬面利潤，單位在持有期內升值達3.9倍。
