海暉中心拆售套1.4億

獲政府「減辣」降低入市成本的工商舖物業,受惠近期樓市升溫,吸引不少買家入市。由中原(工商舖)負責銷售的葵涌梨木道73號海暉中心拆售項目於上月上旬公開發售,提供40個單位,開售短短三星期累沽24伙,為投資者帶來約1.4億元賣樓收益。

項目現僅餘16伙精選單位待售,意向呎價由約3,800元起。中原(工商舖)何芳表示,投資者買入該廈一籃子物業後,隨即委託中原進行拆售。在沽出單位中,以呎價3,400至3,800元最受歡迎。其中,最高成交呎價單位為大廈22樓05至06室連天台,面積約2,646方呎(未核實),成交呎價約4,500元,總額1,190.7萬元。

另外,美聯旺舖楊開永表示,該行獲委託旺角花園街167號地下連租約之放售事宜,建築面積約1,000方呎(未核實),意向價約6,000萬元,呎價約60,000元。

該舖間隔四正,舖面闊度約14.5呎,樓底高度約17呎,現由時裝店承租,位處零售旺段中心點。
