世紀21 - 李嘉文經理指出，該行最近錄得沙田第一城的一宗成交。單位位於52座低層G室，實用面積304平方呎，配置為2房1廳，朝向東南方向，享有開揚市景。該單位上市1星期，最初開價$415萬，經過累計減價$15萬，減幅達3.6%，最終以$400萬成交，實用面積呎價為$13,158。

根據了解，原業主於2019年1月以$506萬購入該單位，持有6年後現售出，賬面虧損$106萬，該單位期間價格下跌約21%。
