屯門時代廣場2房減價$10萬至$385萬沽

祥益地產-袁思賢董事表示,成交單位為屯門時代廣場E座中層12室,實用面積346平方呎,2房,日前獲外區投資客垂青。該買家鍾情單位內籠附雅裝,加上原業主減價$10萬,新買家考慮到現時已有租客正在租住上址,計劃先收租後自住,遂便決定參考同類型單位間隔及放盤相後,以$385萬購入上址作長線投資收租之用,實用面積平均呎價為$11,127,屬市場價成交。

袁氏續稱,該單位若作投資收租,現時市值租金大約為$1.28萬,租金回報率約高達4厘。
