屯門新圍苑F座高層3房戶居二市場價$310萬成交

祥益地產 - 黃慶德董事表示，日前屯門居屋新圍苑錄得一宗區內首置客的買賣成交個案。原業主於1998以約$80萬(居二市場價)購入，是次轉手帳面獲利$230萬，升值逾2倍。

黃慶德董事稱，上述所錄成交單位為F座高層6室，實用面積554呎，三房兩廳，日前獲區內白居二買家垂青。據了解，該買家為大家庭戶，表示熟悉區內環境，鍾情單位擁三間睡房，每位家庭成員均擁私人空間，而且位於高層，廳房景觀開揚，加上原業主減價$18萬，新買家有感上述單位樓價在預算之內，決定以$310萬(居二市場價)購入上址作自住之用，以實用面積計算平均呎價為$5596，屬市價成交。
