屯門御海灣2房以月租$1.65萬獲承租

祥益地產-黃慶德董事表示，日前促成一宗屯門御海灣1座高層G室租賃成交，實用面積437平方呎，2房。該租客為區內客，鍾情單位附設企理裝修連傢電，可即租即住，加上客廳及房間均擁全海景觀，屬優質戶，而且業主願意調整租金，減租$500，上述租客考慮到屋苑鄰近家人住所，遂便決定「即睇即租」，以月租$1.65萬承租單位，實用面積平均呎租為$37.8。

黃氏續稱，如以業主於2022年以約$904.9萬的購入價計算，該單位的租金回報率為2.2厘。
