祥益地產-黃慶德董事表示，日前促成一宗屯門御海灣2座中層L室租賃成交，實用面積304平方呎，1房。由於新租客於機場上班，屯赤隧道開通後，由屯門前往機場的車程約10分鐘，鍾情屋苑有巴士直達機場，同時心儀屋苑樓齡新，會所配套完善，上述租客遂便決定「即睇即租」，以月租$1.3萬並一次過預繳半年租金承租單位，實用面積平均呎租為$42.8。

黃氏續稱，如以業主於2020年以約$606.4萬的購入價計算，該單位的租金回報率為2.6厘。
