屯門山景邨銀主盤車位價沽! 2房120萬易手呎價僅$2830

二手市場受壓，銀主減價加速出貨，屯門公屋山景邨一伙2房銀主盤單位新近以未補地價120萬元沽出，甚至平過同區私樓車位！原業主於2004年12月以11.02萬元未補價購入，物業逾20年間升值近10倍。

上述單位為屯門公屋山景邨2座景貴樓高層20室，屬銀主盤，實用面積424平方呎，2房間隔，銀主在去年10月以143萬元叫價放盤，終累減23萬元至未補地價120萬元沽出，呎價2,830元，屬市價成交。原業主在2004年以未補地價11.02萬元買入，單位至今21年轉手，賬面升值108.98萬元或9.89倍。

至於新買家為區內綠表客，因見單位屬銀主盤造價較低，加上原本亦居於同屋苑，毋需重新適應環境，於是決定買入自住。

參考屯門區近期車位成交，長實發展的海譽LG2樓車位，新近以150萬元沽出，意味是次成交的山景邨單位，較同區私樓車位平30萬元或2成。
