屯門山景邨銀主盤車位價沽! 2房120萬易手 呎價僅$2830

二手市場受壓,銀主減價加速出貨,屯門公屋山景邨一伙2房銀主盤單位新近以未補地價120萬元沽出,甚至平過同區私樓車位!原業主於2004年12月以11.02萬元未補價購入,物業逾20年間升值近10倍。

上述單位為屯門公屋山景邨2座景貴樓高層20室,屬銀主盤,實用面積424平方呎,2房間隔,銀主在去年10月以143萬元叫價放盤,終累減23萬元至未補地價120萬元沽出,呎價2,830元,屬市價成交。原業主在2004年以未補地價11.02萬元買入,單位至今21年轉手,賬面升值108.98萬元或9.89倍。

至於新買家為區內綠表客,因見單位屬銀主盤造價較低,加上原本亦居於同屋苑,毋需重新適應環境,於是決定買入自住。

參考屯門區近期車位成交,長實發展的海譽LG2樓車位,新近以150萬元沽出,意味是次成交的山景邨單位,較同區私樓車位平30萬元或2成。
