屯門兆軒苑B座高層3房戶月租為$14,280 回報率高達4厘

祥益地產高級分行經理黃文樂表示，屯門居屋兆軒苑鄰近建生輕鐵站，附近有不少食肆及商舖，購買生活用品相當容易。日前該分行促成一宗兆軒苑的租賃成交個案，該單位的租金回報率高達4厘。

黃氏稱，上述所錄成交單位為B座高層9室，實用面積598呎，三房一廳。據了解，租客為區內分支家庭客，由於原居所空間不足，決定另覓租盤，主要鍾情上址鄰近家人，方便照應，而且單位內附新裝，經過議價後，月租為$14,280，以實用面積計算呎租$23.9。

黃氏續稱，如以同類型單位銀行估值約$425萬作計算，該單位的租金回報率高達4厘。
