美聯物業 - 黃麗貞經理表示，近月拆息回落，帶動樓市成交。該行新近促成一宗將軍澳天晉1期1座中層C室的二手成交，單位實用面積為708平方呎，外望內園景，屬3房間隔，買家斥$1,185萬承接自住，折合實用呎價為$16,737，屬市價成交。

黃麗貞指，原業主以$1,280萬放盤約4個月，區內首置客睇樓約1個月，心儀上述單位附有原裝企理裝修，加上業主願意擴大議價空間，最終減價$95萬易手。原業主於2011年11月以$708萬一手購入上述單位，持貨約14年，是次轉手帳面賺約$477萬，升幅約67%。
