祥益地產 - 林家倫經理表示，日前天水圍天盛苑錄得一宗區內客的買賣成交個案，原業主於2000年以約$84萬（居二市場價）購入單位，是次轉手帳面獲利約高達$386.8萬，單位升值逾4倍易手。

林氏稱，上述成交單位為C座高層10室，實用面積594呎，日前獲區內客垂青。該買家為綠表客，主要心儀屋苑享鐵路優勢，出市區可乘搭港鐵，同時與區內主要的交通網絡輕鐵交匯，加上單位附設企理裝修，而且原業主增加議幅，累積減價$24.2萬，遂便決定以$470.8萬（居二市場價）購入上址作自住之用，以實用面積計算平均呎價為$7,926。
