天富苑C座低層3房戶居二市場價$420萬成交

祥益地產 - 謝利官經理表示，天富苑屬天水圍居屋屋苑之一，區內設有鐵路站、巴士綫連接市區，交通方便，日前分行錄得一宗天富苑之居二市場買賣成交個案，原業主於2001年以約$88.5萬（居二市場價）購入，轉手帳面獲利約$331.5萬，升值逾3倍。

謝氏稱，上述成交單位為C座低層6室，實用面積650呎，三房兩廳連套廁。新買家為區內白居二，表示熟悉屋苑周邊環境，而且屋苑鄰近家人居所，方便照應，加上單位內籠寬敞企理，原業主更有累減$10萬的議價空間，新買家考慮到樓價可以負擔，遂以$420萬（居二市場價）購入，以實用面積計算平均呎價約$6,462，屬市價成交。
