香港置業 - 樊超明董事指出,市場優質放盤買少見少,帶動區內租金穩步上揚,個別特色單位更成為搶手貨。該行最新促成一號銀海一宗「3房改2房」的租務成交,單位放租約3星期,即獲區內家庭客睇樓後迅速拍板,以$3.3萬承租,實用呎租約$49.6。

上述租出單位為一號銀海6座中層C室,實用面積約665平方呎,建築面積約897平方呎,原則屬3房改2房間隔,向北望開揚樓景及海景。香港置業 - 樊超明(董事)稱,單位最初叫租$3.4萬,放盤約3星期,輕微議價即減價$1000,以$3.3萬租出,實用呎租約$49.6。據了解,租客為區內家庭客,鍾情單位房間空間寬敞,加上屋苑會所設施完善,睇樓兩次後即決定承租,可見優質單位吸引力不凡。

資料顯示,業主於2011年10月以$995萬購入上述單位,若以目前租金水平計算,租金回報率約4厘。
