中原地產沙田置富第一城分行副區域營業經理伍錦基表示，日前促成大圍柏傲莊7A座高層B室，單位實用面積690平方呎，3房連套房間隔，座向東南，享山景，叫價約$1,690萬，日前議價後以$1,368.8萬易手，實用面積平均呎價$19,838。

據了解，新買家為用家，見單位價錢合理，單位質素高，景觀開揚，即把握機會入市單位自住。原業主則於2020年以$1,562萬購入單位，持貨4年，現轉手賬面蝕讓$193.2萬離場，單位貶值約12.4%。
