二手交投回暖,但蝕讓個案仍多,部分豪宅單位更錄得大額蝕讓。北角維港頌1座中層B室,實用約1,536平方呎,四房雙套間隔,剛以4,850萬元成交,呎價約31,576元。代理稱,新買家為用家,看中屋苑質素及單位間隔闊落,且市場同類放盤不多,遂把握年底前入市。

翻查資料,原業主於2017年4月以約6,309萬元購入,持貨約8年,今回轉手帳面蝕約1,459萬元,期內貶值約23%。

參考28Hse網站,同區新盤101 Kings Road,有一個一房戶放盤中,該單位實用面積244平方呎,叫價600萬元,即今次維港頌單位轉手所蝕的金額夠買約兩間半101 Kings Road。
