世紀21日昇地產 - 聯席董事蔡嘉駿最近分享了一宗位於北角英皇道港鐵站上蓋的康澤花園物業成交案例。該物業位於C座中層02室，實用面積約509平方呎，配置為兩房間隔，面向東南方，享有山景。該單位的最終成交價為$671.8萬，較業主最初的叫價$728萬降低了約7.7%，其實用呎價約為$13,198。

蔡嘉駿進一步說明，據了解，該單位的業主於2009年9月以$445萬購入，持有16年後帳面獲利$226.8萬，期間市值上升了51%。此次成交展示了北角地區不動產市場的持續吸引力及其投資價值。
