Kerry’s New Yuen Long Flats to Start From HK$3.68 Million!

Kerry Properties (0683) has officially launched the first price list for its Yuen Long South project, Flora, on July 8. The initial batch includes 30 units, offering one-bedroom and two-bedroom layouts, with a discounted average price of HK$12,142 per square foot. The cheapest flat is a 278-square-foot one-bedroom unit on the second floor (Unit C), priced at HK$3.68 million, with a price per square foot of HK$13,237. For those seeking a two-bedroom option, the cheapest unit is a 369-square-foot flat (Unit F) priced at HK$4.08 million, with a price per square foot of HK$11,057. The unit with the lowest price per square foot is a 407-square-foot two-bedroom flat (Unit G), priced at HK$4.228 million, with a discounted price per square foot of HK$10,388.

The discounted average price for Flora is 13.9% higher than Kerry’s nearby project, Hava, launched in February 2025, which had an average discounted price of HK$10,658 per square foot. Flora’s units range from HK$3.68 million to HK$5.1 million after discounts, with price per square foot varying between HK$10,388 and HK$14,474.

The project will begin accepting registrations and showcase its show flats this weekend, with sales expected to start as early as next week. According to the developer, the pricing of the units has been determined based on orientation, views, and layout, with no significant discounts when compared to previous projects. The developer also noted that July has seen stronger market activity due to eased US-China tariffs, with overall transaction volumes rising by 15% compared to June. The higher pricing for Flora reflects this improved market sentiment.

Comparatively, Hava, launched in February 2025, offered its first batch of 120 units at a discounted average price of HK$10,658 per square foot, while The Reach, launched in September 2024, had a discounted average price of HK$9,278 per square foot for its first batch of 50 units.
