世紀21奇豐物業星濤灣分行經理胡國強表示，該行新近促成馬鞍山錦禧苑成交，單位為錦欣閣(B座)中層01室，實用面積401平方呎，屬2房間隔，座向東南，望園景，單位放盤半年，當時叫價$270萬，減價$13萬，減幅4.8%，獲買家以$257萬（居二市場價）承接，實用面積呎價$6,409。

據了解，原業主於1988年8月購入上址，當時作價$23萬（未補地價），持貨近36年至今，賬面獲利$234萬，單位期內升值逾10倍。
