世紀21奇豐物業星濤灣分行經理胡國強表示，該行新近促成馬鞍山錦禧苑錦歡閣(A座) 低層08室，實用面積401平方呎，屬2房間隔，座向東面，望園景，單位放盤僅2日，當時叫價$400萬，減價$20萬，獲買家以$380萬(自由市場價) 承接，實用面積平均呎價$9,476。

據了解，原業主於1988年9月購入上址，當時作價$23萬(未補地價)，持貨近36年至今，料獲利甚豐。
