美聯物業 - 陳少鴻經理表示，樓價回穩，吸引部分短線投資者出動，該行最新錄得馬鞍山迎海523實呎戶$608萬，原業主持貨僅3個多月，帳面獲利$108萬。

陳少鴻表示，成交單位為迎海19座低層F室，實用面積523平方呎，獲區內客議價後以$608萬承接，實用呎價約$11,625。

資料顯示，原業主於2025年3月尾以$500萬購入單位，持貨僅3個多月，轉手帳面獲利$108萬。
