中原地產 - 胡耀祖經理透露，隨著樓市利好消息的連續發布，馬鞍山迎海區的入市氣氛逐漸升溫。最近一宗成交是迎海御峰第5期的10座低層，這個單位的實用面積為1555平方呎，配置為4房連雙套房及工人套房。原叫價約$2900萬，經過議價，包括車位最終以$2688萬易手，平均實用呎價約$17286。

胡耀祖補充說明，新買家打算自用該單位，他們認為單位的間隔實用且價格合理。原業主在2016年以$2182萬購入此單位，持有約9年。考慮到車位的市值約$240萬，此次轉手實現了約$266萬的賬面利潤。
