美聯物業 - 楊震霆經理表示，「供平過租」時代重臨，買家加快入市步伐。該行最新促成馬鞍山觀瀾雅軒一個586實呎戶以$716.8萬易手，實用呎價約$12,232。

成交單位為觀瀾雅軒5座中層F室，實用面積約586平方呎，屬2房間隔。楊震霆指，原業主以$730萬放盤後，獲新買家洽詢，雙方經議價後以$716.8萬成交，實用呎價約$12,232。據悉，新買家原為租客，認為現時租金高昂，加上單位享有馬鞍山海景，於連續睇樓三星期後決定購入單位自住。

資料顯示，原業主於2010年以$404萬購入單位，持貨15年，帳面獲利約$312.8萬，單位期內升值約77.4%。
