首都廣場劏舖24.5萬沽慘蝕94%

明朗，劏舖商場再現慘蝕個案。消息人士透露，尖沙咀首都廣場2樓一個雙號迷你舖，上月底僅以約24.5萬元易手，業主於2013年11月以約378.3萬元購入，持貨7年賬面蝕讓高達93.5%，料為歷來蝕幅最大的舖位。該迷你舖的實用面積料約16呎。

資料顯示，對上一個蝕讓舖位紀錄為2017年荃灣地皇廣場一個2樓雙號舖僅以30萬元售出，實用面積約42方呎，原業主於2012年底購入該舖，持貨約5年貶值約92.5%。
