納米盤連環蝕讓成交!黃大仙納米鑽石廳勁蝕131萬!

樓市下行,過往備受熱捧的「納米樓」亦急挫,黃大仙一屋苑成交更創屋苑入伙以來新低價。

其中蝕讓最多為元朗PARK YOHO 2C期32A座低層E室,面積約254方呎,開放式間隔,獲投資客以268萬連租約承接,較市價低約10%,呎價約10551元。據悉,原業主在2018年斥資約463.8萬一手買入單位,持貨6年轉售,帳面蝕讓195.8萬,帳面蝕讓幅度約42.2%。

黃大仙鑽嶺的開放式單位價錢急挫,創下入伙以來的新低紀錄。這個單位位於中高層E室,實用面積只有198平方呎,以230萬元易手,相比原價361萬元,跌幅達36%。

同時,馬鞍山薈晴1座低層A02室,實用面積227方呎,開放式間隔,以287萬元易手,實呎12,643元。買家為上車客,原業主2019 年450 萬元購入,帳面蝕讓約163 萬元或36% ,連使費料實蝕近四成。薈朗11月已出現至少3宗蝕讓。
